00Can we all just agree that AI is no longer an option for real estate agents? It is what we're going to be doing. And the gap between the people who use it well and those who don't is going to be a determiner of success. Most agents out there have played around. They've dabbled some. They've asked ChatGPT some questions. Maybe they've used AI to help write a listing description or a bio or something like that. And that's great. I want to try to help you get beyond the surface level uses of AI. And today we're going to talk about five specific use cases, including prompts and everything else that you can use to start incorporating AI into your daily routine. Hey, my name is Chance Brown.
45I'm the broker owner of CB&A Realtors. I make video content for real estate agents because I'm passionate about helping them build great businesses. Let's start with lowhanging fruit listing description. The problem is a lot of times agents give AI garbage and expect something exceptional to come out the other side. And like most other things, if you give something garbage, you're going to get garbage in return. So, how about instead of just giving a generic, I've got this listing at 123 Happy Street, it's four bedrooms. Give me a listing description. We get very specific. In fact, I would encourage you to create a template that you can upload into ChatGPT or claude or whichever one you're using in order to allow it to read and spit out the information that you want. But if we give something very specific like this home is at 123 Happy Street, it's a fourbedroom traditional.
38It's got a pool. It's got all these different things. List your features. I want a listing description that is no more than however many words your MLS allows. And I want it in this tone. the end product is going to be much better. Then take that and make it your own. Whether you've trained your AI to talk like you, which ultimately that's what you want it to do, or you've told it don't use certain words like I hate a listing description that says boasts. I know immediately ChatGPT wrote that listing description. If it says the word boasts or nestled, you can tell it don't use these words, but make it yours. Make it sound more like you instead of generic canned listing description. Finally, and this is the critical step, add something that AI couldn't know.
24What the light looks like when it comes in the breakfast room in the morning. The sound of the creek behind the property. Something like that that adds a real human touch to it. This is a twominute exercise that used to take us 30 minutes to do. And that's the power of AI is saving you those increments that add up to big big amounts of time in the long run. Your CMA has all the data that you need, but how do we get that data to tell its story in a compelling way? Well, we put it in AI and we ask it to do that. We're going to take the comps just like we normally would out of the MLS and we're going to list them out. And here's what the prompt looks like for what we want it to do. I want to in a confident consultative approach take this data and present a narrative about what's happening in this marketplace. Why a price range of X to Y is justified and why homes priced above that are sitting.
28plug that into your AI and have it produce the story you're going to tell your client when you present the comparable sales to them to justify what you believe that home should sell for. What you're going to get back is a clean, professional narrative that would have taken you a long time to write. You want to fact check it, obviously. Make sure there not any AI hallucinations or data conversions or anything like that. Make sure there's not anything that's neighborhood specific that you know that AI wouldn't and put it all together and what would have taken you a long time to really come up with. Now you have a really slick, very professional, very confident approach to how you're going to have your pricing conversation. So, I'm going to give you a little bit of advice about AI that a lot of agents don't use. It's a great roleplay partner. Genuinely, you can prompt it to, hey, I'm doing this, I'm doing that.
18Let's role play. And it's awesome. You could even use voice to do it so it's not typing. Here's what I want you to do from an objective standpoint. Next time you have a listing presentation, go in and say, "I have a listing presentation at 123 Happy Street. Here's the gist of what's going on." Ask it to give you the most likely objections and how you should respond to them. And now you are practiced and prepared. When you walk through the door, you're going to get a list of however many there are. You can tell it, give me five, five objections that are the most likely objections. You'll be prepared. You'll be polished. You'll have the answers to those objections and feel confident as long as you practiced them before you even walk through the door. That's a leg up that prior to AI, we just didn't really have.
07So, I've done numerous videos on how important follow-up is. Now, I want to talk to you about how to get AI involved in that follow-up. What you put into it is what you're going to get out. So, if you're looking for a follow-up message after having a meeting, give the AI some information about a meeting. Hey, I had a meeting today with some people at 222 Main Street. They want to sell, but they're concerned about pricing. They've got two kids in school. They're wanting to stay in the same district, but they need a little bit more room. Give them the details and say, "Write me a great follow-up email response to that." Again, always fact check, but what I think you're going to see is a human response because you've given it human information to respond to, and it's going to be heartfelt. It's going to be pertinent to the conversation that you had, and it's going to be an easy send.
56And you can do this with all kinds of follow-ups, open houses, buyer appointments, listing appointments, conversations you've had on the phone or in person at an event and you just want to follow up on. These are great ways to save yourself a ton of time by having this response pre-written and ready to go. All right, the last one, and this is one where I see a lot of agents either get it wrong or they get really frustrated with it because they give once again some generic prompt about, "Hey, write me some posts about social media that I can put out that are about real estate." And what you get is generic crap that sounds exactly like AI wrote it. We've all scrolled through Facebook or Twitter or LinkedIn and seen those posts. Instead, how about we feed it our thoughts first? We feed it the context. We're the thinker. AI just writes it. So, say something along the lines of, "Hey, can you help me express this? I've been thinking a lot about how this help me get that into a concise but engaging social media post or let's storyt tell. I was having a conversation with a client yesterday and this topic came up and I'd like to kind of retell that in an engaging way on social. Write me a post. You're still in control.
16You're adding the content. AI is adding the context and helping you build something that hopefully will elicit a response. That is so much more powerful than just saying, "Hey, write me some content." You've heard it before. AI is not going to replace great agents. But great agents using AI are going to replace the agents that aren't using it. So, I'm going to encourage you, start somewhere. Start with one of these cases that I've given you today. Try it. Expand on it. You can't break it. just go and mess around and see what happens and start incorporating these things into your life. Because what I think you're going to find is as you do it more, it becomes easier. As you do it more, you're going to recognize the amount of time saving. If you can take something that normally takes you 30 minutes and reduce it to five and it's something that you do on a regular basis, you are literally giving yourself days of your life back. days to go on vacation, days to spend with your family, or days to do more in your business because you're much more effective and much more efficient. Hey, if this was valuable to you, I would be honored if you would subscribe, follow, like, share with one of your friends.
