So today's video I want to talk about how to put together a winning offer for your buyer client. My name is Chance Brown, the broker owner of CB&A Realtors and I make video content because I'm passionate about helping agents build great businesses. There are four things that you can do as a buyer's agent to help your clients win their offer when they make one. It's not that hard. It just takes practice and a little bit of time. So what's the number one thing that you can do? Pick up the phone and call the listing agent. So often I get a text message that just says, "Hey, you got any offers? Hey, is this still available?" Pick up the phone and actually talk to the listing agent. Ask them what's important to their seller. Ask them if there's anything in particular that they're looking for, whether it's a lease bag or it's just money or it's a closing date because they're trying to buy another house.

Something that will help you get over the hump, especially if you get into a competitive situation where there's multiple offers. Number two, if it's a financed transaction, have the lender call. That is a non-negotiable for me. If there's a lender working with one of my clients, I require them to call the listing agent when I submit the offer and let them know that this person is approved. They're good to go. There shouldn't be any problems. If there are, here's how to get in touch with them. Simple enough. Number three, and this is so important, know how to write a good contract. Know how to write a clean contract. Fill in the blanks you're supposed to fill in. Know what information goes where. get it over to the agent with all the documents that go with it, all the different amendments and notices and anything else, and put it in a nice package. Make it easy for the listing agent to get their clients to accept it. Like, it's simple. But so often we see half-filled out or really poorly filled out contracts, missing signatures, missing initials, missing documents, even if we put them in the MLS. And listen, we are all human. And if that's my first impression of you is that you don't know how to do the job and I've got somebody else over here who writes me a really good offer. Guess what's going to happen there? Like I'm going to lean towards this offer because it's just better and it seems like it's going to make the transaction smoother for my client and that's part of my job.

And number four is establish a base level of service. In a seller's market, you might have to be a little more creative. In a buyer's market, you might be asking for more or asking the seller to be a little more flexible. but have this base level of service that every client gets no matter what. And you use that base level of service to help set expectations and reinforce them throughout the process. So there's not the opportunity where your client misses out on the home that they want because your client went home to think about it and somebody else thought about it yesterday and they bought it today. But let's get something under contract and we can always back out once we deliver option fee if we change our mind. But we don't lose opportunities. we have to have this communication with our client, not just with the agent, not with just the lender. And so, there you go. So, those are my four steps for putting together a winning offer. Number one is talk to the listing agent and find out what's important to the seller. Number two, have your lender call and reassure the listing agent that not only it's a great file, but that they're available if there's any questions. Number three, write a good contract. It's your job.
