The secret power of the pre-listing packet. Hey, my name's Chance Brown. I'm the broker owner of CB&A Realtors. I love pre-listing packets. I think there's a lot of great things that come with them. I think every listing agent should do them. Whether you know the seller, whether you know it's going to be competitive, it doesn't matter. You should be doing them. Let me tell you why I think they should be there. And it's not going to be the professionalism. It's not going to be the fancy box you bought off of Amazon. It's not going to be whatever it is that you do to differentiate yourself. What really truly differentiates yourself when you do a pre-listing packet is ownership of information. So, let's say you're going to go up against three agents. You and only you deliver a pre-listing packet. And in your pre-listing packet, it's got all the things you put in there, a cover letter, comps, sample contracts, you know, whatever you're going to put in there. They sit down, and it doesn't matter what order you go in. When they're talking to the other agents, as long as they've looked at that pre-listing packet, anything that another agent tells them that was already in your pre-listing packet, they're comparing that agent to you. You own that information. They're like, "Yeah, I know that because you already showed it to me. I don't need to hear that from this other agent." And when you are occupying space in somebody's head when you're not there, you have won. And that is to me the secret power of the pre-listing package. Hey, I hope that was helpful.
